Stouffville & Uxbridge Real Estate Market Update: October 2026

Fall has arrived in York–Durham, and with it the latest market numbers. If you're buying or selling in Stouffville, Uxbridge, or anywhere across the GTA this fall, here's what's actually happening — and what it means for your next move.

Stouffville: Prices Down, But Buyers Are Showing Up

Stouffville's market tells a two-sided story this fall. The median sold price came in at $1,139,770 in September 2026 — down 12.7% since May 2025, according to TRREB Market Watch data. That's a meaningful correction, and it's opening doors that were closed two years ago.

But here's the interesting part: sales activity is holding. Detached homes are seeing the price softness, while townhouses are actually gaining value — a split that rewards buyers who look beyond the detached segment. With 368 active listings and a median list price of $1,149,000, Stouffville buyers have real choice for the first time in years.

The takeaway for Stouffville: this is the most buyer-friendly the town has been since before the pandemic run-up. Well-priced homes in good neighbourhoods are still moving — overpriced ones are sitting.

Uxbridge: North Durham's Steady Performer

Just north of Stouffville, Uxbridge continues to march to its own beat. As a smaller market, Uxbridge numbers swing more month to month, but the broader trend mirrors the region: more inventory, more days on market, and negotiating room for buyers who come prepared.

Uxbridge's appeal hasn't changed — space, community, and relative value compared to communities closer to Toronto. What has changed is the leverage. Sellers who price to today's market are finding buyers; those chasing 2022 numbers are learning patience.

The Bigger GTA Picture: Sellers Returned, Buyers Didn't

Zoom out to the full Greater Toronto Area and September's TRREB numbers tell a clear story:

  • 5,040 homes sold — down 9.0% year over year
  • Average price: $1,006,409 — down 5.1% year over year
  • New listings jumped 36.7% compared to August, to 16,500
  • Active listings: 26,131, with homes averaging 51 days on market

Translation: sellers came back in force this fall, but buyers didn't follow. That imbalance hands negotiating power to buyers — more choice, more time, and more room to negotiate on price and conditions.

The market is also splitting by segment, exactly as I've been saying for months. Across the GTA, detached homes and townhouses are holding in balanced territory, while condo apartments sit firmly in buyer's-market conditions with 6.3 months of inventory, with condo prices down nearly 8% year over year. If you're a first-time buyer, the condo segment is where the deals are.

RE/MAX's Fall 2026 outlook puts the GTA average price estimate at $975,436 (down 5.5%) and classifies the region as a buyer's market, with York Region at $1,020,052 and balanced-to-buyer conditions.

Interest Rates: All Eyes on October 28

The Bank of Canada's next rate decision lands October 28, and economists are genuinely split. Some major banks see a hike coming; others expect the Bank to hold through 2026. The deciding factor: September inflation data, released October 19.

For buyers, the practical move hasn't changed: talk to your mortgage broker about a rate hold now. Five-year fixed rates are hovering around 4.7%, and they've been creeping up, not down. A rate hold costs nothing and protects you if October surprises to the upside.

What This Means for You

If you're buying in Stouffville or Uxbridge: this is your window. Inventory is up, sellers are negotiating, and the segments with the most softness (condos and ambitiously priced detached homes) are where your leverage is strongest. Get pre-approved, know your numbers, and don't be afraid to write a firm, clean offer below asking — the data supports it.

If you're selling: pricing strategy is everything right now. The homes selling this fall are the ones priced to the current market, not last year's. An honest comparative market analysis — not your neighbour's opinion — is what gets you sold instead of sitting. And with homes averaging 51 days on market, presentation matters more than ever.

The Bottom Line

This isn't a buyer's market or a seller's market — it's a segmented market. Condos favour buyers decisively. Detached homes in Stouffville and Uxbridge reward realistic sellers and prepared buyers alike. The winners this fall, on both sides, will be the ones who price to the data in front of them.
